ShouldISellYet.com provides housing-market information: free ZIP-code market readings, one-time MyMarketCheckup property reports ($5.99), and MyMarketCheckup monitoring subscriptions ($29/year billed annually, or $3.99/month billed monthly) that alert you when market conditions in your ZIP code change. A one-time report purchased within the previous 30 days is credited toward the annual subscription (first year $23.01 instead of $29).
Our readings and reports are automated, general information. ShouldISellYet provides informational market readings computed from licensed third-party market statistics, primarily statistics about homes currently listed for sale, which differ from final sale prices. Readings are not financial, investment, legal, tax, or real-estate advice, are not an appraisal or valuation of any property, and should not be the basis of a decision to sell. Readings are computed using fixed, published statistical thresholds; the sources, the measurement basis, the three signals and their danger lines are set out on our methodology page. Housing markets are unpredictable; we make no guarantee that our data is complete, current, or accurate, or that any reading predicts future prices. Always consult licensed professionals before making decisions about your home.
We are not a brokerage, are not party to any transaction, and no reading is ever influenced by anyone's commercial interest — readings are computed from licensed market statistics by fixed, published thresholds. We do not sell, rent, or forward your information. Nothing is shared with anyone unless you explicitly request an introduction.
If you request an introduction: your request is handled by our referring agent, who is a licensed Maryland real estate agent, and who will introduce you to a vetted agent for your area. If you then choose to work with that agent, our referring agent's brokerage may receive a standard broker-to-broker referral fee. This costs you nothing and does not affect your reading. You are told all of this at the moment you submit a request, not buried here.

Everything the service produces — readings, the individual signal figures, reports, alerts, and any figure derived from the numbers you enter — is general information about a housing market, not advice about your situation. It is not financial, legal, tax, investment, or real-estate advice, not an appraisal, not an offer, and not a prediction. It does not account for your circumstances, and no reading should be the reason you buy, sell, hold, or borrow — in particular, a reading should not be the basis of a decision to sell. Decisions about your home are yours, and we would rather you make them with a licensed professional who knows your specific facts. Consult a licensed real-estate professional before making sale decisions.
Readings are computed from a licensed third-party market-statistics API. Supporting context uses U.S. Government sources in the public domain (the Federal Housing Finance Agency house price index and U.S. Census Bureau geography files) and Freddie Mac's mortgage-rate survey. We do not own the underlying third-party data and grant you no rights in it.
The measurement basis changed in August 2026. Readings were previously computed largely from statistics about homes that had sold. They are now computed from statistics about homes currently listed for sale. Asking prices run higher than sale prices, and time on market measured across unsold listings runs longer than time to contract measured across homes that sold. A figure shown today is a different kind of number than one shown before that date, even where the reading word is the same.
Freshness varies by ZIP code. Market data is licensed per ZIP code, so busier ZIP codes are refreshed more often than the rest, and two readings you see may be of different ages. We do not represent that every ZIP code is equally current. Where a page shows a reading, it also shows the date its own data runs through. The current cadence is stated on the methodology page.
We work hard to keep the data current and the arithmetic right, and we publish our thresholds so anyone can check our work. But the service and all data in it are provided "as is" and "as available", without warranties of any kind, whether express or implied — including any implied warranty of merchantability, fitness for a particular purpose, accuracy, or non-infringement.
In particular, we do not warrant that: the data is complete, current, or free of error; a source will keep publishing, or keep publishing in the same form; the service will be uninterrupted; or any reading, threshold, or backtest predicts what a market or a specific home will actually do. Housing markets are unpredictable, and the data we depend on is licensed from third parties who publish it on their own schedules and definitions, which they can change without telling us.
To the maximum extent permitted by law, Yayday LLC's total liability for all claims related to the service is limited to the amount you paid us in the twelve months before the claim arose. If you paid us nothing in that period — for example, if you only used the free ZIP check — that amount is zero.
We are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost opportunity, or the outcome of any decision you make based on the service, even if we were told such damages were possible. Some jurisdictions do not allow some of these exclusions, so parts of this section may not apply to you; where that is so, our liability is limited to the smallest amount the law permits.
We may update the service or these terms; material changes will be posted here with a new effective date. Continued use after changes means acceptance.
