TRACKING U.S. ZIP MARKETS HOLDWATCHACT

See changes before they become obvious.

Most homeowners don't have an easy way to see when their local housing market is weakening. The data exists, but it sits behind licensed feeds and reports built largely for real estate professionals, investors, and lenders.

That matters because important changes can begin before falling prices make them obvious.

As an example: Boise, Idaho, November 2021. Homes were taking longer to sell even as prices remained near record highs. The market still looked strong on the surface. Underneath, the warning signs were building.

Prices held up for roughly another year. Then they fell sharply from the peak.

The warning appeared in the data well before the price decline did.

Boise had already been called overvalued. But overvalued only tells you a market is expensive. It doesn't tell you when conditions are actually changing.

That's the signal we're looking for.

Neutral by design.

Every ZIP is measured the same way.

Your latest market data is tested against fixed thresholds built from historical downturns and published in our methodology. The rules don't change based on where you live, who you are, or what anyone wants the answer to be.

That matters in real estate, where many of the people involved in a decision also have a financial interest in it. An agent gets paid when a home sells. A lender gets paid when someone borrows. Their advice may be valuable — but their role is different from ours.

ShouldISellYet doesn't decide whether you should sell. It gives you an independent reading of your market before you make that decision.

No analyst changes the rating. No advertiser can move it. Every ZIP gets the same math.

And the methodology is public. So are the thresholds. The danger lines are calibrated against past downturns — including the times a warning appeared and the market recovered — and a backtest of the current engine will be published as its own months accrue.

Nothing hidden. Which leaves one question:
